BOOKING CONDITIONS

1   Contract. The contract for a short-term holiday rental between the client and Shingles Ltd shall be entered into when Shingles Ltd confirm the booking. It will be subject to the following conditions.
     
2   Payment. A non-refundable deposit of one third of the rental fee is payable if the booking is more than eight (8) weeks before the rental period. The balance is payable six (6) weeks before the start of the rental. Non-payment will be construed as a cancellation. For bookings less than eight weeks before the start of the rental period, the full fee is payable on booking.
     
3   Cancellation. Cancellation shall be made in writing to Shingles Ltd at the address at the foot of these conditions. Shingles Ltd will attempt to re-let the property, but should they be unable to do so, the full rental fee will be payable. Should the property be re-let for part of the period, a refund will be made of that proportion of the fee. Clients are strongly advised to arrange cancellation insurance.
     
4   Period of Hire. Rentals commence at 4.00 pm on the day of arrival and end at 10.00 am on the day of departure.
     
5   Number of Persons using the property. The maximum number of persons using the property shall be four.
     
6   Care of the property. The client shall take all reasonable care of the property, its furnishings and fittings and leave the property in a clean and tidy condition. In the event of any breakages, damage or extra cleaning, the client shall be legally bound to pay for replacement, repair or cleaning on demand.
     
7   Smoking. It is a condition of our insurance that the cottage is a no smoking area. Clients are welcome to utilize the garden should they wish to indulge!
     
8   Pets. Sadly, the garden is too small to be suitable for dogs.
     
9   Liability. Shingles Ltd and its employees shall not be liable to the clients or third parties for any loss or damage arising from breach of contract or negligence. Should the property become unavailable or unusable for any reason prior to the rental, Shingles Ltd will reimburse the client for any monies paid.
     
10   Right of Entry. Shingles Ltd shall be allowed the right of entry to the property at all reasonable times for the purpose of inspection or to carry out necessary repairs or maintenance.
